We have built a stunning 19 square metre tiny house to lock-up stage. It is build out of a timber (4×2) wooden frame with basalt colourbond exterior and the front wall is a feature made from fibercement. The interior is marine ply wooden cladding which gives the home a nice warm cabin feeling. Wall insulation is rated to R2.5 and ceiling insulation is R3.5, so it both stays warm in the winter and keeps cool in summer.

All cladding, electrical wiring and plumbing have been completed with the oversight of licensed builders, electricians and plumbers. We have also had the designs reviewed by a New York architect.

Wiring is finished just waiting on light installation and same goes for plumbing.

The house can be easily hooked up to power and water and a we intend to buy a composting toilet for the bathroom.

The size of the house is 8m long by 2.4 wide, with a skillion roof. The highest point inside is 3.6m and the height from the ground is 4.2 making it all legal and roadworthy. It is on a trailer rated to 4tones with 4 big wheels for transportation.

There is one main bedroom loft that will fit a queen bed and the walkway into the loft is lowered so a person up to 2ms can stand when entering and exiting. There is a second storage/reading loft that fits a single bed and a desk designed to be below for a home work area. We intended to utilise the stairs for storage and the kitchen will fit a conventional gas oven and gas stove top (we have both of these and a range hood to include in sale). A floor plan is attached to further explain layout.

The tiny house is currently in the Lower Hunter and available for sale as is… if it is desired for the house to be completed we will negotiate a more suited price.
