What is this website about?

Tiny Real Estate is Australia’s #1 Tiny Real Estate website. It is the place to go when you are wanting to buy, sell, rent or learn how to build a Tiny House. Within these pages we truly hope that you will find everything that you need to answer any questions you have about Tiny Houses. Whether you are looking to buy, sell, rent or lean how to build your very own tiny house, we have got you covered!

What is a Tiny House?

A Tiny House by our definition is any property that is less than 40 sq/m, which is slightly less than the average size of a one bedroom apartment in Australia.

A Tiny House can be made from any building material. The only difference between a normal house and a Tiny House is that it is less than 40 sq/m in total internal floor area. Many people choose to build their Tiny Houses on a large custom trailer so that it can be towed anywhere, giving them freedom to travel and also the ability to rent land from someone as apposed to buying land. Others choose a more traditional approach and build a Tiny House from brick or timber and place it on a block of land which they own.

What is the Tiny House Movement?

The Tiny House Movement is the rapidly growing popularity of Tiny Houses as an alternative to conventional homes. More and more people are realising that it is not worth having a mortgage for 30 years and spending an average of over $1 million dollars just to own a home. People all over the world are opting to simplify their lives and remove the unnecessary expenses and stresses to live a life of freedom and fun. Tiny House living offers this potential due to its low cost.

Should I build or buy my first Tiny House?

Deciding on whether to build or buy a Tiny House comes down to a number of factors:

1. Experience in a trade or building

2. Money available

3. Time available

4. Features that you want for your Tiny House

If you have experience in building or have a trade background as well as some time up your sleeves then I would recommend building your own as it not only enables you to save more money but gives you the freedom to design your Tiny House to suite your exact needs. If on the other hand you don’t have the experience, or much time, then don’t count the building option out, it just may take a little longer and will be a steeper learning curve. Rest assured though, there have been thousands of Tiny House enthusiasts worldwide who have had no previous building experience that have successfully built there own Tiny Houses.

Can I list my house for sale on Tiny Real Estate?

To list on Tiny Real Estate we have a very simple rule:

“If your dwelling is less than 40 sq/m in total internal floor area then you may list it on our website”.

It doesn’t matter if the dwelling is brick and tile, timber frame, mud brick or a Tiny House on a trailer. As long as it meets the criteria listed above.

What do Tiny Houses cost?

The cost of a Tiny House varies greatly depending on a range of factors such as:

– The building material you use

– The overall size

– The quality of the finish

– Interior fittings and appliances

– If you DIY or hire help

According to Ryan Mitchell of the tinylife.com and the Tiny House Conference, the average cost to do it yourself is $23,000 USD (2014). That equates to around $29,000 AUD at the current exchange rate (May 2015). With a national median house price of AU$ 571,500 as of December 2014 (source: ABS), this makes the total cost of the average DIY Tiny House 1/4 of the average Australians DEPOSIT! Meaning you could save one quarter as much as the average Aussie and still never have a mortgage. That sounds like having your cake and eating it to!

Where can I park my tiny house?

Finding land to park your tiny house is quite a simple process. Use the search form by clicking on the ‘Rent’ tab above and then search for land in your area. If nothing comes up place a wanted add to reach thousands of people who may have a spot for you. Simply register a free account and then place a ‘Wanted’ add outlining what you are after.

What is the maximum size a tiny house on wheels can be?

A trailer and its load on Australian roads can be anywhere up to a maximum of 12.5 metres long x 2.5 metres wide by 4.3 metres high.

Can I go wider than 2.5 metres?

You can build your tiny house on wheels larger than 2.5 metres wide but it does mean you will have to have it moved by a professional towing company and it will become an over size load which adds some cost and complexity to moving it.

It also means you wont be able to register it as a trailer or caravan as it exceeds the legal maximum. It can be done it just makes it a little harder to move. A lot of people are happy with this especially when it is going to stay in one location for an extended period of time.

Will I be able to tow my tiny house when it’s complete?

Our tiny house trailers of 7.2 metres and shorter are usually rated to 3.5 tonne. At this rating it can be towed with a 4 wheel drive that has a rating of 3.5 tonne. A Toyota Land Cruiser for example usually has a rating of this so it can be used to tow a tiny house of this size.

For larger tiny houses we recommend using a Ford F250, GMC Denali or similar. If you don’t want to go down that route simply use the services of a tow truck company to move it for you. This can work out very cost effective as it will include insurance to which gives you the added peace of mind when moving something so important.

What are the steps to building a Tiny House?

  1. Design and have plans drawn up.
  2. Have a custom trailer built and delivered to your door.
  3. Engage a builder or start building yourself.
  4. Find some land to park it when it’s done.
  5. Move it to it’s new home and live the dream!
