This very comfortable tiny home boasts a king size loft, a full size kitchen, a modern sizable bathroom with a bathtub, modular couch/spare bed with ample storage underneath, frosted bathroom windows, tinted mirror glass sliding door, external wall mounted clothesline, internal wall mounted clothes horse, solar panels, batteries, dual LPG bottles and a huge deck!
The merbau deck is 8.1m x 2.7m and can be disassembled into 3 x 2.7m x 2.7m square modules (posts may need to be replaced or shortened as they are cut to suit the sloping land). Reassembly requires 8 post footings.
The large kitchen with ample bench space, pot drawers and soft-close throughout includes a Westinghouse 600mm gas oven with electric grill and a Westinghouse gas cooktop with a slide-out rangehood.
All plumbing connections including a water pump are included, as is a gas powered instantaneous HWS.
The composting toilet is easy to use and only requires sawdust. It is easily upgradeable as it is completely movable. Please check local guidelines regarding responsible disposal.
The exterior is charred timber and all walls and roof are very well insulated. All casement and picture windows and the sliding door are double glazed and are key lockable. Roller blinds are included throughout (excluding bathroom). The roof single glazed window is openable for great ventilation and includes a retractable blockout blind.
The timber framed home is built on an engineered dual axle trailer which is sealed underneath and is also insulated. The towing drawbar and hitch is 70mm and a matching towball and towbar is included in the sale.
The overall dimensions are 7.2m long x 2.5m wide x 4.3m high. The braked trailer is rated to 4.5 tonnes. It is currently not registered for road travel.
All plans and documents regarding its construction and engineering can be provided to assist with road permits and insurance. Also, I am happy to offer advice and contacts if help is needed with transportation, site setup, etc.
Note: Rainwater tank and generator are not included in the sale. Rainwater pump and filters are included. Fridge and washing machine are negotable.
