Description

We have two beautiful Tiny homes for Sale.
Built by House Workshop

Tiny homes will be completed in early December 2022.

Home is 2500w x 6800 long x 4000h

Cladding
The houses are clad with recycled corrugated steel and hardwood, edged with new steel flashings and
topped with new corrugated steel roofing.
Doors and windows
The doors and windows are Australian hardwood with Blackbutt and Spotted-gum sills, sealed with a
natural oil sealer, Livos Alis externally and Livos Kunos internally.
Internal lining
Internally the walls are lined with lightweight zero-emissions poplar ply (Pangua Ply) sealed with a hard-wax oil sealer, Evolution hard-wax oil.
Joinery
The joinery is made from white film-face birch ply and Pangua poplar ply.
Flooring
The flooring is Australian messmate hardwood over structural ply finished with a hard-wax oil sealer, Evolution hard-wax oil.
Benchtops
The benchtops are Australian messmate hardwood finished with a waterproof hard-wax oil sealer, Evolution hardwax oil.
Design
The design achieves a spacious feeling within a compact form through minimal separations and
interconnected spaces that open up to the outside through plentiful windows and doors. The whole volume is a single space informally separated into two areas; one for sleeping and one for living. The sleeping area is elevated to provide storage under accessible from the living area. Rather than locating
a bathroom in the tiny house itself we opted for making allowances for an external bathroom. This allows for more spacious living areas with windows to all sides, as well as for a more spacious outdoorsy bathroom experience. The design incorporates hot and cold faucets ready for connection on the
exterior and a faucet for an outdoor shower. The interior is full of clever space saving features; from a
drawer that becomes a seat, that becomes a bed, to a stair that pulls out to reveal a storage chest. With the choice of two full size double beds the dedicated sleeping area can easily be turned into a study or
lounge. The exterior is rustic with recycled steel and timber cladding and the interior is warm with poplar ply and hardwood timbers.
Features
Extra deep bench
The kitchen bench has been made extra deep (800mm) so that the most can be made from the limited space. The rear of the bench can be used as working storage whist the front of the bench is used as a workspace without the bench becoming crowded.
Operable table
The table is slides back and forth along the wall to different positions and folds up and away when not in use. This allows the kitchen and dining areas to become larger or smaller allowing for greater flexibility of use. When the table is lifted the space becomes open and spacious and allows the living
area to become a guest sleeping area when the storage drawer is fully extended to reveal a second double bed mattress.
Pull out seat
The drawer within the storage divider pulls out to become a seat at the table, perfect for keeping the room clutter-free; or for extra seating when guests drop by. The seat lid opens to reveal a large storage chest.
Pull out bed
Lift the table and continue pulling out the drawer to reveal a second double bed; perfect for guests, for the kids, or freeing up the other sleeping area to become a study or a lounge.
Pull out stair
Pull out the stair to reveal a 2m long storage chest.
Bed head store
Convenient bed head for a book or cup of tea that incorporates additional storage, perfect for that
extra blanket.
Pergola brackets
The external dimensions of the tiny houses are built to the maximum width permissible (without special permits) on Australian roads. So, we have 4 sleeve brackets over our north facing windows so that a Pergola can be easily installed and then removed while driving.
Deck mounting cleats
Forward thinking, we’ve provided cleats welded to the trailer frame so that a deck can be easily attached to the north once your house is parked and you’re ready to put down roots.
Solar and battery ready
There’s a reason the roof slopes toward the large sliding door. It’s your north orientation. The roof is off-grid solar ready and underneath between the wheels of the trailer there’s a storage compartment ready for batteries or anything else you may wish to put in there. If desired, we can have a complete off-grid ready solar package installed and ready for use upon pick up.
Outside shower
Did we mention the outdoor shower. On the south wall there are taps and a water point ready for a shower head. Shower by the wall or attach a longer hose and sling it over a tree branch.
Specifications
Framing
The frame is built to house framing standards and is fully braced with structural ply—we cut no corners here, our tiny house frames are built as our full-size house frames. Despite space constraints, we have made sure to maintain the batten cavity ensuring breathability, ventilation, and water management
behind the cladding. The structural ply bracing ensures the frame remains straight and rigid.
Insulation
We use full thickness framing members to provide full thickness R2.5 insulation to the walls and add additional height to our roofing members to provide a very impressive R6.0 insulation to the ceiling.
The internal spaces are thermally separated from the trailer frame and the underfloor is insulated with R1.4 insulation to keep your feet warm.
Appliances and fixtures
Air-conditioner [Panasonic 2.5kW Aero Series EcoNavi]. Cooktop [Westinghouse 60cm 4 burner stainless steel gas cooktop]. Oven [60cm multi-
function 5 gas oven, stainless steel]. Rangehood [Schweigen NAUM-6 52cm Under Cupboard Rangehood]. Hot water system [Rheem Metro 16L, LPG]. Sink [ABI Ohelu single, stainless steel 380mm]. Kitchen tap [Elysian kitchen mixer, brushed nickel]. Mattresses [TBA].
(Extra) Low-VOC
We use very low-VOC materials, sealers and finishes throughout so your home is a healthy place to be, and smells pleasant—if not a bit timber and beeswax-y—from the beginning.
Poplar Eply
Our ‘PanguaPureGlue Poplar Eply’ ply deserves an extra word or two. It’s super lightweight, yet strong;
and is held together by a special soy-based non-toxic glue that makes it the perfect internal lining ply.
Workmanship
We build our tiny houses to the same exacting standards, tight tolerances, and fine detailing as we build
our homes. The structure is strong, the materials of high quality and the oils and sealers long-lasting;
so—with a bit of light sweeping and dusting—you can enjoy your new home clean and trouble-free for
years to come.
